RESEARCH METHODOLOGY
How Invest Yosemite researches a property.
Property Intelligence is designed to organize publicly available ownership information, identify gaps and make the next verification questions easier to see.
The research sequence
1. Identify the property and the decision
We start with the address or area, the decision the reader is trying to make and the ownership concern that matters most. A second home, acreage parcel, rental property and existing owner can require different questions.
2. Establish the public-source record
Research may include available county, assessor, planning, fire, utility, road, regulatory and other public or authoritative sources relevant to the property. Source availability varies by parcel and jurisdiction.
3. Review the ownership systems
Depending on the property, the review may consider land-use context, roads and access, water and septic, power, propane, internet, wildfire exposure, insurance questions, short-term-rental rules, private systems and recurring ownership considerations.
4. Separate fact from unresolved question
The report distinguishes information supported by an identified source from issues that still require confirmation. Missing information is treated as missing information—not as proof that a condition does or does not exist.
5. Prioritize what deserves verification next
The purpose is not to manufacture certainty. It is to make the next questions visible and identify which items may deserve agency confirmation, records research or review by an appropriate licensed professional.
Evidence standards
- Prefer primary and authoritative sources when available.
- Identify the source or source category behind material findings.
- Distinguish sourced facts from interpretation and open questions.
- Use dates where information can become stale.
- Do not treat absence from an online database as proof of absence.
- Flag material uncertainty rather than hiding it.
Human review + research tools
Research tools, including AI-assisted document organization, comparison and drafting support, may be used to make the work more efficient. The finished Property Intelligence product is subject to human editorial review. Automated output is not treated as a primary source.
What Property Intelligence does not replace
Property Intelligence is informational research. It does not replace an appraisal, inspection, survey, engineering report, title work, legal or tax advice, insurance underwriting, permit determination, water or septic certification, environmental review or other professional due diligence appropriate to the property.
Invest Yosemite does not provide real-estate brokerage services, and purchasing a report does not create a real-estate agency relationship.
